Brick Waterproofing and Sealing Costs: Your 2022 Guide (2022)

Brick Waterproofing and Sealing Costs: Your 2022 Guide (1)

If you have noticed the smell of damp, or you have black patches or mould on your walls or ceilings, this could be due to water penetration.

The bricks of your house walls generally allow moisture to drain away on the outside. However, if the walls are damaged in any way, then water can get through cracks in the bricks or pointing and cause damp problems in your home’s interior.

The solution is to repair any part of your exterior that is damaged and then treat it by either waterproofing the bricks or applying waterproof sealant.

In this guide we’ll explain how brick waterproofing and sealing works, the average costs for sealing your bricks, how you can save money and the best way to find a professional to waterproof or seal your bricks.

Topics

How Much Does Brick Waterproofing or Sealing Cost?

Below are some sample prices for waterproofing and sealing. The timeframes for completing the work don’t include the time required for drying between coats.

SurfaceEstimated CostTime Required
Brick Wall£150 to £2501 to 2 hours
Small Driveway or Patio (18sqm)£200 to £3002 to 3 hours
Large Driveway or Patio (36sqm)£300 to £4003 to 4 hours
Terraced House£400 to £6006 to 8 hours
Semi-Detached House£650 to £8001 to 2 days
Detached House£800 to £1,0002 to 3 days

As you can see the price depends on what work you are having done. Costs range from £150 to £1,000 and the work can take between one hour and three days.

Waterproofing is done by applying a waterproofing cream to the exterior walls of your home which seep into the brickwork and make the bricks water repellent. The wall is still able to breathe air and water vapour can still pass through, reducing the risk of a damp build-up.

A waterproof sealant is a spray. It is applied to the exterior walls.

The spray produces a film that then repels moisture. The disadvantage of a sealant is that the wall can’t breathe.

That means if any vapour or moisture from the interior gets into the brickwork it can’t escape to the outside. This might mean you will still have damp problems inside your home.

If you don’t have any problems with moisture on the inside of your home then using a sealant will waterproof the bricks on the exterior. If you want a long-lasting solution that will allow your bricks to breathe while making them water repellent, then your choice should be cream waterproofing.

What Affects the Cost of Waterproofing Bricks?

A few different factors are going to come into play to determine the cost of waterproofing bricks. We take a closer look at these factors below.

The Surface Size

The surface size of your walls will affect the amount of waterproofing or sealing you need to buy. An average five-litre tub of waterproofing will cover around 22m2 of the brick surface.

The price per tub starts at between £80 and £100. If you have a historic building, you could pay as much as £260 for a tub of waterproofing cream.

The Preparation

Before you apply waterproofing or sealing it is vital that you repair any faults in the brickwork. This might mean some repointing.

You might also need to replace a couple of tiles on the roof, or clean replacement guttering. These jobs will make sure your house is watertight before you apply waterproofing or sealant.

If you have rising damp, waterproofing your bricks won’t solve the problem. Before you do any waterproofing or sealing you will need to inject a liquid into your brickwork to lay a damp-proof course.

Repointing work will cost between £31 and £55 per square metre. If you have a 20 square metre wall to repoint you should expect to pay between £620 to £1,200.

If you have a larger area, say 40 metres squared then the cost will be between £1,240 and £2,400. You can read more about repointing brickwork in our guide.

Cleaning guttering is on average about £5 per metre. If you need to replace guttering, then it is between £33 and £57 a metre.

The price will depend on the guttering material, which is usually uPVC or cast iron. Read more about the costs of repairs or replacement in our guide.

Replacing a few roof tiles may cost between £100 and £250. Read our guide about roofing costs here.

Choice of Waterproofing or Sealing Treatment

Waterproofing cream is more expensive to buy than a sealer. Masonry sealant starts at around £35 for a five-litre tub.

Number of Coats

The more expensive treatments normally take just one coat, but if you buy a product that needs more coats then it will cost more.

For example, if you need 10 litres to cover the walls of your house once, then it might cost you £70 to buy the sealant. If you need two coats, then you’ll need to buy 20 litres at £140.

Access

Access can affect the cost of labour. If your house is tall or awkward to get to using a ladder you may need scaffolding.

The average cost for a scaffolding tower is between £400 and £550, but expect to pay more if you live in and around London or the South East of England. Prices in these locations might be between £650 and £700.

If you need scaffolding on all walls around the house, then the cost will be on average between £550 and £750, or between £750 and £900 in London and the surrounding area.

How Can I Save Money on Brick Sealing?

If you are good at DIY you might want to do the job yourself. Bear in mind though that a professional will be used to working at height and they are more likely to get the job done quicker.

Is Brick Sealing the Right Choice for My Home?

Brick Waterproofing and Sealing Costs: Your 2022 Guide (4)

If you live in an area with lots of rain and your house often gets a good soaking then waterproofing or sealing is a good way to protect your brickwork and reduce the risk of damp problems.

Advantages of Brick Sealing

  • Brick sealing is easy to apply as it is sprayed on, rather than painted
  • It’s cheaper than cream waterproofing

Disadvantages of Brick Sealing

  • The sealant doesn’t allow your bricks to breathe, so moisture from the inside of your home can’t seep out and this may cause problems

Advantages of Cream Waterproofing

  • Seals from the outside but allows the bricks to breathe

Disadvantages of Cream Waterproofing

  • The cream must be painted onto the brickwork so you are working at height and may need scaffolding

If you want to read more about tradespeople and labourers charges, have a look at our guide.

  • Is there a minimum call-out charge? If the job takes less than half a day, there might be a callout charge which covers the tradesperson’s costs. A callout might be around £20 to £25.
  • What experience do you have? Find out if the tradesperson you want to use has experience waterproofing walls.
  • Have you got a website? If the tradesperson has a website, it is likely there will be a list of their services and perhaps some testimonials from previous customers. If they don’t have a website, (and it doesn’t matter if they don’t), ask them if they have a portfolio with details of previous work and customer feedback.
  • Are you a member of a trade organisation? The tradesperson you hire may belong to the Association of Brickwork Contractors or the Guild of Bricklayers. Tradespeople who belong to an association normally care a lot about their reputation and therefore provide a good standard of workmanship.
  • Do you have public liability insurance? Builders and other tradespeople should have public liability insurance. They will need it in case there is an accident while they are working on your home.
